I have lived in Nelson County VA, since 1998, and my service area is mostly Nelson and the surrounding counties.
Over the years as an Equine Podiatrist, I have travelled many back roads in Central Virginia, and working as a REALTOR® enables me to keep exploring new areas!
I have helped a lot of people successfully sell homes and land, and will give you good service whatever the value of your property.
I have enabled several buyers from out of the area/state to successfully purchase a new home or a parcel of land here in Central Virginia.
Once I know a buyer's needs I research and preview properties that are in my service area. With good communication back and forth, I work with the buyer to create a short list of real possibilities so we can make the most of the time they are in the area.
I do my best to go "above and beyond" in service to my clients, as their satisfaction is very important to me.
I will patiently help you navigate through the home and land buying or selling process.
With my equine professional, homesteading and farming experience and interest, I especially enjoy helping people find or establish the farm or homestead of their dreams! The hills, hollers, and back roads provide endless opportuities to explore, with sensory experiences that change with each season. This area is the source of many of the streams, creeks and rivers that run into the James River which flows 348 miles from it's source to the Chesapeake Bay!!
A bit more about me...
In 1998, a job change brought us to Nelson County, Virginia, where we bought land and established a family farm for small scale food production. http://www.oldorchardfarmva.com/
I studied Equine Podiatry, becoming certified in a holistic approach called “Natural" or "Alternative" hoofcare. I built a business through hard work, continuing education, reliability, good results, and referrals, becoming a trusted resource for my horse-owning clients. http://www.hoofhelp.net/
I put that same effort into serving real estate clients who are looking to sell, or who are seeking to buy their own special place.
Community Involvement is very important to me, and I have volunteered over the years with "Keep Nelson Beautiful" (Recycling & Litter Clean Up), Nelson Farm Bureau Womens Committee, and "Friends of Nelson". For over 20 years I have been involved with "Virginia Independent Consumers and Farmers Association" (VICFA). This is non profit state wide group that advocates for small farmers, and to increase the availability of locally produced foods.
I look forward to being of service to you. Don’t hesitate to get in touch!

Recommendations from Sellers:
1631 Cow Hollow Road, Roseland
"Anne sold our home in Roseland and we were absolutely delighted with her responsiveness and sales insights! She provided useful suggestions without ever being pushy or dismissive of our ideas. She also did a wonderful job taking the photos - so much that the out-of-town buyer put in a contract without ever having visited the property! We highly recommend Anne, and will definitely use her as our Realtor whenever we buy or sell property in the future."

Land in Montvue Lane Subdivision, Shipman
"We had a group of lots in the Shipman area that had been on the market for over 10 years. Anne came in with a whole lot of energy, worked with us to develop pricing, and combining lots to make what the market was looking for. She went above and beyond what any other realtor had done and got the lots sold within one year."
